The COVID 19 crisis has left UK businesses in a state of limbo. With the advice to work from home where possible, many commercial buildings now lie empty and the return of people is not likely for a number of weeks.
When it comes to the water systems within these buildings, this lack of usage could cause potential legionella and corrosion issues if water is left to stagnate; issues that will only get worse as we move into the warmer summer months. In fact, legionella water treatment is on the government’s list of essential services, which highlights the importance of keeping up this part of building maintenance.
If left unchecked, FMs, building managers and occupants will return to buildings with a heightened risk of legionnaire’s disease, plus pipework and associated systems that are more likely to need repairs and/or breakdown.
Not only must buildings keep up existing water treatment activities – such as monthly temperature monitoring and six monthly tank inspections – it may be that maintenance regimes need adjusting to account for the lack of usage. These adjustments could include:
