Water Monitoring Contracts

ACOP L8 requires a person to be nominated as managerially responsible for the water systems on site, and that person should initiate a programme of checking and monitoring conditions in the water system.

Problems normally arise for site when the maintenance staff become time limited and are unable to do all that is required, Legionella related issues are often overlooked, and thereby problems will go unnoticed.

The usual way a monitoring contract works is the site will do the 'weekly checks' and Guardian will visit site quarterly to ensure site have done their share of the checks correctly, and undertake the more complex monitoring tasks.

Guardian's Safeguard Water Hygiene Service is a flexible offering, varying from weekly service visits by a competent trained engineer, to a visit once a quarter to ensure that site staff, have done the required simple routine checks.

The more complex monitoring requires more time to do, and the deployment of specialist equipment, and equally as important site staff, are probably not in possession of the necessary interpretation skills to understand what they have seen.

On Line System Disinfection
One of the keys aspects of The Approved Code of Practice (ACOP L8) is the requirement for the maintenance of clean conditions in all water systems. A It requires that a hygienic approach to water storage is maintained at all times.

The monitoring required of cold water storage, under ACOP L8 is a twice annual tank inspection, is looking for the presence of calcium carbonate scale, sites of corrosion and/or products of corrosion, biofilms, and sediments.

These are all contaminants within a water system that are known to allow for the proliferation of legionella bacteria, and must be removed from the system as soon as possible after their discovery.

Guardian's engineers are highly trained, and experienced in the clean and disinfection of domestic water systems.

As well as Guardian's standard offering, a BS6700 (1997) clean and disinfection, using sodium hypochlorite at a concentration of 50 p.p.m. for at least 1 hour contact time throughout the complete system. Guardian also offer the application of alternative disinfectants, namely chlorine dioxide, and silver peroxide.

These technologies offer major advantages over sodium hypochlorite, in that both of them have powerful biofilm stripping properties, sodium hypochlorite does not, also sodium hypochlorite is not effective as a biocide at higher pH values especially above 8.3 when the disinfectant power rapidly diminishes. Sodium hypochlorite is a very reactive species and forms compounds with many other species, the others are more specific and react mainly with the bacteria present.
